Who may be eligible?

VA loan eligibility begins with qualifying military service or other VA eligibility criteria. A Certificate of Eligibility (COE) documents the borrower’s VA home-loan entitlement, but having a COE alone does not guarantee loan approval. The borrower must also meet applicable credit, income, occupancy, and lender requirements.

Why VA financing is different

For eligible borrowers, VA-backed purchase loans can offer up to 100% financing—which means no down payment—in many scenarios, and they do not require monthly mortgage insurance. Qualification, entitlement, property eligibility, appraisal requirements, and lender guidelines still apply.

The VA funding fee

A one-time VA funding fee applies to many VA loans, although certain eligible borrowers are exempt. The amount can depend on the loan type, down payment, and whether the VA benefit has been used before. The VA funding fee can be paid at closing or financed into the loan.

Property and occupancy matter

VA purchase financing is intended for a home the eligible borrower will occupy as their primary residence. The property must also meet applicable VA and lender requirements. Condos, manufactured homes, multi-unit properties, and other property types may require additional eligibility review.

Can I buy a home with no down payment using a VA loan?

What is the VA funding fee?
